"Hi, Irvin, I have been waiting for you," Grandma Richards smiled happily and said.

"Old Madam, I'm sorry to keep you waiting," Irvin smiled in embarrassment and replied.

"Please sit down and let's talk," Grandma Richards pointed to the antique mahogany chair opposite of her and said politely.

Irvin thought for a moment and sat down on the mahogany chair opposite Grandma Richards.
